- Visas and residency: the Philippine Retirement Authority and Bureau of Immigration set the rules and decide applications.

- Healthcare and insurance: costs are estimates, and eligibility or coverage depends on the provider and your circumstances.
- Banking and GCash: we can help organize documents and attend the process, but the provider alone decides approval, timing, limits, and availability.
- Housing: listings, rent, landlord decisions, building rules, and property condition can change. Review the lease and property before signing or paying.
What our service promises mean
Soft Landing promises work within our control: an apartment search before you fly, being met at the airport whatever time you land, moving in the day you land, and 14 days of support after that. The first $1,000 is refundable up to $800 if nothing suits you before you fly, as described in our Terms. If an owner changes agreed terms after we have a deal, we walk away and find another place, at our own cost.
These promises do not guarantee that a landlord approves a lease, that a particular property remains available, or that every aspect of life in Cebu will suit a client. Rent, the apartment’s own deposit, visa fees, flights, and other third-party costs remain separate.
Buying a home
If you are planning to buy rather than rent, we can also help: a short-term place to stay while you look, price ranges by area, a vetted local agent, and Valery beside you at viewings. This is a separate, smaller offer from Soft Landing. Information on this site is not legal advice about foreign ownership or a recommendation to buy a specific property.
Prices and local conditions change
Rents, medical charges, visa fees, exchange rates, and other local numbers can move after publication. We date important research and update it when practical, but always re-check a number before committing money. Photographs and examples show real places or past work but do not promise that the same property will be available.
