What our service promises mean
Our Service Plan can promise work within our control: a defined search, accompanied viewings, document and setup help, communication, a 72-hour refund window, a housing-not-found remedy, and a limited replacement search before lease signing where stated. The exact scope and criteria are written before payment.
Those promises do not guarantee that a third party approves an application, that a particular property remains available, or that every aspect of life in Cebu will suit a client. Rent, deposits, moving costs, government charges, and other third-party costs remain separate unless the Service Plan says otherwise.
Property purchases
We can help a client search, view, and buy a condo or house through a licensed Philippine brokerage. The licensed brokerage is responsible for regulated brokerage work. Roles and client-facing costs are put in writing before the purchase process begins. Information on this site is not legal advice about foreign ownership or a recommendation to buy a specific property.
Prices and local conditions change
Rents, medical charges, visa fees, exchange rates, and other local numbers can move after publication. We date important research and update it when practical, but always re-check a number before committing money. Photographs and examples show real places or past work but do not promise that the same property will be available.
