In plain English: Our guide and map are one-time digital purchases. Hands-on services begin only after a free call and a written Service Plan that names the provider, payee, scope, dates, and price. Soft Landing packages use a 60/40 split, include a 72-hour full-refund window on the first payment, and carry the housing-search promises described below. Questions? 1. Agreeing to these terms
These terms cover ceburetiree.com, our digital products, and hands-on services arranged through this site. By using the site or buying from us, you agree to them. A written Service Plan may add details for a particular engagement. If it conflicts with these general terms, the Service Plan controls only for that engagement.
2. Educational information, not professional advice
The site, guide, map, quiz, and emails provide practical educational information about living in Cebu. We are not immigration lawyers, tax advisors, financial planners, doctors, or government officers. Nothing we publish is legal, tax, immigration, investment, or medical advice. Rules, prices, availability, and local conditions change; confirm important decisions with the relevant authority or a licensed professional.
3. Digital products

Digital products are one-time purchases with no subscription. Lemon Squeezy is the merchant of record and processes card or PayPal payments. If a digital product was not useful, email us within 14 days and we will make it right, including a refund where appropriate.
Digital products are for personal household use. Please do not republish, resell, or distribute them publicly.
4. In-person services
Hands-on services are not sold through Lemon Squeezy and cannot be bought with a button on this site. They begin with a free call. Before payment, we send a written Service Plan stating:
- the service provider and payment recipient;
- the package, included work, dates, and service window;
- the written housing brief, if housing search is included;
- the exact service price and payment schedule;
- expected third-party costs and who receives them; and
- any agreed changes to the standard scope.
Scout Days is paid in full when booked. Soft Landing and Soft Landing Plus are normally split 60/40: 60% reserves the dates, and the final 40% is due after week one once the client has signed off in writing. Service payment is requested through Wise. The name shown in the Wise request must match the provider or payee named in the Service Plan. If it does not, do not pay and contact us.
We do not raise the agreed service price or add work without written approval. Rent, landlord deposits, utilities, transport, moving costs, government fees, notary charges, and other third-party costs are not included unless the Service Plan expressly says they are.
5. Service refunds and housing promises
The first service payment has a 72-hour full-refund window from the time it is received. We may hold dates and begin preliminary work immediately. If the client requests cancellation during those 72 hours, the first service payment is refunded in full even if preliminary work has begun.
When a Service Plan includes a housing search, we agree on the budget, location, essential criteria, timing, and service window in writing. If we do not find an available property that fits that written brief within the agreed service window, we refund the service reservation payment. This promise assumes the client is available for agreed decisions and viewings, provides accurate information, has the stated housing budget available, and does not materially change the brief during the search. Landlord deposits and other third-party payments are separate.
If the client rejects the proposed home before signing a lease or moving in, Soft Landing and Soft Landing Plus include one replacement search at no additional service fee. It includes a refreshed shortlist and new viewings within the agreed service window. Once the client signs a lease, a later change of mind or request to move is outside this promise unless the Service Plan expressly says otherwise.
For cancellations after the 72-hour window that are not covered by the housing promise, the Service Plan controls. We may retain the reasonable value of work already completed and non-refundable costs approved by the client, and refund any remaining unearned service amount.
6. What we can help with — and what we cannot guarantee
We can help prepare applications, organize documents, attend errands, and explain local processes. Banks, GCash, landlords, utilities, government offices, insurers, and other providers make their own approval and service decisions. We do not guarantee their approval, processing time, availability, price, or performance.
We do not file visas or represent clients before government agencies unless the written plan identifies a properly licensed outside professional responsible for that work.
7. Rentals and property purchases
For rentals, you pay us for our search and hands-on work; we do not take a commission from the landlord.
We can also help a client search, view, and buy a condo or house through a licensed Philippine brokerage. The licensed brokerage handles regulated brokerage work. The roles of our team, the brokerage, and the client, together with any costs or compensation relevant to the client, are disclosed in writing before the purchase process begins.
8. Your responsibilities
You are responsible for giving accurate information, reviewing documents before signing, making decisions on time, maintaining valid travel and identity documents, and paying agreed third-party costs directly when required. You remain responsible for your housing, immigration, medical, financial, and travel decisions.
9. Our responsibility to you
We perform our own work with reasonable care and according to the written scope. We are not responsible for events outside our reasonable control or for the acts of landlords, brokerages, banks, payment providers, government offices, utilities, transport companies, or other third parties.
To the fullest extent the law allows, our total liability for a digital product or service is limited to the amount paid to us for that product or service. This does not remove any right that applicable consumer law says cannot be limited.
10. Problems, changes, and contact
Email us first at [email protected]. Most problems are fixable quickly, and we would rather fix them than argue. We may update these terms as the business changes; the current version and effective date remain on this page.
